This modern luxury villa, built in 2026, is designed for guests seeking comfort, privacy and an authentic experience surrounded by nature. Set on an impressive private estate of more than 10,000 m², of which 8,000 m² is fully fenced, the villa offers 385 m² of elegantly designed living space, a 38 m² heated swimming pool, spacious terraces and numerous facilities for relaxation and entertainment.
The villa accommodates up to 10 guests and is an ideal choice for families, groups of friends and anyone looking to enjoy complete peace and privacy.
The villa features four spacious double bedrooms with king-size beds (180 × 200 cm), five bathrooms – four with showers and one additional toilet – as well as an additional room with a sofa bed for two people. The villa is equipped with underfloor heating, air conditioning throughout, a fireplace, Smart TVs with HBO Max and Netflix, high-speed Wi-Fi and a separate workspace.
The spacious living room is connected to a fully equipped kitchen and dining area, creating a welcoming space for spending time together. For relaxation and entertainment, guests can enjoy a private sauna, two Jacuzzis, a wellness area, gym, billiards, darts, board games and a stereo system. The villa is also suitable for longer stays and includes a washing machine and dryer, ice maker, wine refrigerator, several coffee machines and baby equipment. Thanks to its extensive range of facilities, the villa is ideal for stays throughout the year.
The beautifully landscaped outdoor area provides an exceptional setting for enjoying the surroundings. The heated swimming pool is surrounded by a sun terrace with loungers, parasols and an outdoor shower. Guests also have access to two fully equipped outdoor kitchens with barbecue facilities and a large covered dining area for up to 12 people, ideal for family gatherings, celebrations and evening get-togethers.
The grounds are fully fenced and equipped with an irrigation system. Guests have access to private parking spaces, including covered parking for 3 cars. Pets are welcome upon prior request.

Situated in one of Karlovac County's renowned hunting areas, between Plaški, Mala Kapela and Plitvice Lakes, the villa is an excellent base for hunting tourism, photo safaris, wildlife watching, hiking, cycling and exploring untouched nature.
The fenced private estate also provides a safe space for hunting dogs, while specially designed kennels for their accommodation are planned on the property.
Gourmet enthusiasts can enjoy a separate, fully equipped summer kitchen with a large fireplace, dining area, relaxation area, private bathroom, air conditioning and TV. Upon request, guests can arrange a private chef service, offering authentic specialties from Lika, Karlovac County and Croatian cuisine, prepared with fresh local ingredients.
